What BiharAssets Does NOT Verify

BiharAssets is strictly an online advertising marketplace and digital discovery platform, not a legal title guarantor, corporate real estate firm, property dealer, builder, or licensed brokerage. Because asset transactions in Bihar require legal and physical inspection, we cannot and do not verify the following:

Legal Title & Government Registry

We do not search government sub-registrar offices to certify whether the seller possesses clean, undisputed title to the property or land.

Pending Court Disputes or Mortgages

We do not audit whether the land, building, or vehicle is subject to bank liens, hypothecation, probate litigation, or municipal tax dues.

Physical Condition & Mechanical Health

We do not perform on-site structural engineering assessments, soil tests, vehicle odometer audits, or machinery mechanical inspections.

Escrow or Transaction Outcome

BiharAssets does not handle user-to-user purchase funds. We bear no liability for agreements, advances, or deal terms struck between parties.

A listing is an opportunity to discover and connect — not a substitute for independent verification. Always complete these mandatory checks before making any payment:

Step 1

Physical Inspection

Always visit the plot, house, commercial property, vehicle, or machinery in person. Meet the seller at the actual location during daylight hours.

Step 2

Original Document Review

Inspect original sale deeds (Kewala), mutation receipts (Dakhil Kharij), revenue receipts (LPC), vehicle RC, or equipment invoices. Never rely on photocopies.

Step 3

Independent Legal Search

Engage an independent local advocate in the district registry office to verify 30-year chain deeds and encumbrance certificates prior to signing.

Data Governance & KYC Protection

BiharAssets does not expose raw identity documents publicly. Verification documents submitted for review are handled under strict confidentiality, encrypted storage, and access controls in accordance with our Privacy Policy.
